Real estate, forever, it is one of the most driving sectors of our economic system, as in Italy home ownership has always been considered a must have.

The citizens who want to have it know it, the banks that provide mortgages, the agents who support the brokerages, but above all, all those real estate entrepreneurs who not only build properties from scratch know this, but which provide for their restructuring and redevelopment.

The market today

After overcoming the volatility of the real estate market during the pandemic, we are starting to observe a phase of normalization of supply indices, request, prices and mortgages. However, the increase in interest rates is slowing down the market and in the summer quarter there was a decline in 0,8% of real estate “used”.

The dominant message that emerged is that to respond to these changing needs, Soft skills are needed in the real estate sector. Today, in addition to the property, it is necessary to build customized solutions that meet the specific needs of families, often made up of just one person. In addition, there are important issues related to sustainability objectives, such as the review of Case Green Directive, which requires an adaptation of the 15% of the building stock to the current class D by 2033.

The next generation of buyers is attracted to housing options “new”, that best meet their needs and avoid the problems associated with renovating existing properties. .

Real estate agents and investors can adapt to the current situation by offering specific housing solutions to meet customer needs. The most requested types of homes are three-room apartments 60 and the 100 mq, sometimes even two-room apartments.

The future of the market therefore seems fragile due to decreasing purchasing power and other social factors, such as demographic decline and changes in society itself.

Future trends

The InContatto Real Estate Observatory conducted an engaging qualitative analysis 857 participants to identify future trends in the real estate sector through interviews, testimonials and surveys. It emerged that the common values ​​of the interviewees include ethics, the common good, environmental sustainability, professionalism, honesty, transparency and foresight.

A new mentality is developing that promotes a better relationship with nature, integrating biophilic concepts into interior design and architecture. This trend is combined with the concept of microliving, which aims to optimize living spaces. An evolution of family units and their housing needs is thus expected, with an emphasis on energy efficiency.
